Does your project need approval?

In Queensland, most building work needs a Building Approval (BA) from a private certifier before construction can legally begin. We handle the entire pathway — survey, design, engineering and certification — so your project starts on solid, compliant footing.

Extensions & additions

Always require a Building Approval (BA) in QLD.

Bathrooms & wet-area renovations

Plumbing & waterproofing certification required; BA when structure changes.

Decks over 1m above ground

Require a BA. Low ground-level decks may be exempt.

Pergolas & patios attached to the house

Most attached structures require a BA. Small free-standing pergolas under 10m² may be exempt.

Structural renovations

Any change to load-bearing walls, roof or footings triggers a BA.

Typical investment
$3,500 – $11,000 + GST

A typical Design & Approval phase for a renovation or extension lands in this range, depending on size and complexity. Simple, single-room work sits toward the lower end; larger or structurally complex extensions sit higher.

How we charge

Cost-plus + 12.5% management fee. Every consultant invoice (surveyor, designer, engineer, certifier) is passed on at cost. Bulk Projects adds a flat 12.5% management fee for sourcing, coordinating and driving the approval through to a granted BA.

A licensed surveyor establishes boundaries, contours, easements and services. A geotech report confirms the soil class — the foundation data every designer and engineer relies on.

Designer / draftsman
Architect, building designer or draftsman

We match you to the right designer for your project's complexity and budget, and manage the drawings through to a buildable, compliant set.

Structural engineer
Structural engineer

The engineer designs the structural elements that support the architecture — to the NCC and relevant Australian Standards.

Private certifier
Private building certifier

The certifier reviews all drawings and reports, asks for anything missing, then grants the BA (Building Approval) — the legal green light to build.

Construction

Once the BA is granted we sign the construction contract, pay QBCC Home Warranty Insurance where required, and start on site.
