In Queensland, most building work needs a Building Approval (BA) from a private certifier before construction can legally begin. We handle the entire pathway — survey, design, engineering and certification — so your project starts on solid, compliant footing.

Cost-plus + 12.5% management fee. Every consultant invoice (surveyor, designer, engineer, certifier) is passed on at cost. Bulk Projects adds a flat 12.5% management fee for sourcing, coordinating and driving the approval through to a granted BA.

The engineer designs the structural elements that support the architecture — to the NCC and relevant Australian Standards.
The certifier reviews all drawings and reports, asks for anything missing, then grants the BA (Building Approval) — the legal green light to build.
Once the BA is granted we sign the construction contract, pay QBCC Home Warranty Insurance where required, and start on site.
